After a slower summer, sales and contracts are on the rise, and luxury homes are setting new benchmarks across the Bay Area.
 
The San Francsico real estate market was sluggish throughout the summer months, with median sales prices down 1.4% for SFHs and 1.8% for condos in August compared to August 2024. Year-to-date, however, the numbers are up 2.6% and 1.4%, respectively, due in part to a strong start in 2025. AI hiring is driving rental prices up to their pre-pandemic levels, and luxury home prices are also seeing a spike. So far this year, 10 homes have sold for over $15M, six of them for over $20M, the most ever in a given year. Recent Septembers have averaged 250 sales for the month. However, thus far in September 2025, 162 homes have been sold and another 390 are in contract, signaling a strong start to the fall market.
